Hyper-Local Google Ads Fills a Brand-New Self-Storage Facility in 8 Months

A brand-new self-storage facility opened into a market with at least twenty competing facilities inside a fifteen mile radius. CleverBoss built a hyper-local Google Ads program anchored on the client's Google Maps listing. Most of the 140 units were rented eight months into the program, and the client asked to pause campaigns because they had sold out.
Challenge
A new facility has no brand, no reviews and no search history, and self-storage is decided almost entirely on proximity. This location opened into a saturated area with at least twenty other facilities within a fifteen mile radius, all competing for the same small pool of local searches. There was no demand to harvest, so the program had to create it.
Solution
We built a tightly geofenced set of hyper-local campaigns rather than a broad regional buy, and powered them with the client's Google Maps listing so that the business appeared where storage decisions actually get made. Ad copy was written to inspire action rather than describe the facility, and the keyword set was built around the specific local and unit-size searches that indicate someone is ready to rent this week.
Results
The campaigns generated demand in a highly competitive area despite the facility having no history or brand recognition. Most of the 140 units were rented eight months into the program, at which point the general manager asked to pause the campaigns because the facility was full.
