CondoGenie is a Canadian proptech platform for condominium, HOA, strata, and co-op management. It connects condo boards, property managers, owners, renters, and residents in one multi-tenant SaaS platform with resident portals, maintenance requests, announcements, document storage, amenity bookings, billing, and communication tools.
Brocoders rebuilt CondoGenie from a nine-year-old legacy system called GeniePad, migrated its existing customers and data, and has continued developing and modernizing the platform since 2018.
Challenge
GeniePad had originally been built for a single condominium. After nine years of development, its architecture could not support CondoGenie’s next stage of growth.
The main challenges were:
- The legacy system was not designed for multi-tenant SaaS operations.
- The new product needed to support individual condominiums, management companies, and platform administrators.
- The platform had accumulated undocumented business rules and data exceptions.
- Existing users needed to migrate without losing their accounts, documents, or historical information.
- Property managers, board members, and residents were mostly non-technical and were accustomed to the old interface.
- The client wanted a complete rebrand from GeniePad to CondoGenie without disrupting user adoption.
- The platform needed to support more features, integrations, billing options, and a growing number of users.
- Modernization had to continue while the live platform served paying customers.
Solution
Brocoders determined that rebuilding the product was safer and more effective than refactoring the old codebase. The team analyzed the legacy system first, documented its existing behavior, and deliberately reproduced important product logic in the new platform.
The solution included:
- Rebuilding the platform from scratch as a three-tier, multi-tenant SaaS.
- Creating separate tenancy levels for individual condo accounts, management companies, and super administrators.
- Giving each account its own subdomain and permission structure.
- Building portals for residents, property managers, board members, owners, and renters.
- Adding maintenance requests, amenity bookings, announcements, forums, classifieds, documents, forms, reports, surveys, parking, tasks, projects, and analytics.
- Migrating nine years of data from GeniePad while repairing schema mismatches and legacy exceptions.
- Redesigning and rebranding the product while preserving familiar workflows for existing users.
- Introducing automated email notifications, SMS broadcasts, and voice broadcasts through Twilio.
- Integrating Stripe, Rotessa, and Xero for subscription and accounting workflows.
- Adding AI-powered announcement generation through the “Generate with Genie” feature.
- Modernizing the technology stack with React, Ruby on Rails, Node.js, TypeScript, PostgreSQL, AWS Lambda, and Playwright.
- Continuing technical-debt reduction through framework upgrades, payment API migration, frontend toolchain modernization, testing improvements, and performance optimization.
Results
The long-term modernization program generated substantial growth and operational improvements:
- Active users increased from 1,398 in 2019 to 19,324 in 2025 — a growth of 1,282%.
- The platform expanded from six initial features to 23.
- The engagement has continued for eight years, from 2018 to 2026.
- Registered-user activity increased from approximately 18% to 26%.
- Existing customers were migrated from GeniePad without stopping the business.
- The platform now supports condominiums, stratas, HOAs, and co-ops.
- Billing, payment, maintenance, communication, and resident self-service workflows were centralized in one system.
- Major modernization work—including a Rails upgrade, Stripe API migration, and test-suite replacement—was delivered while the platform remained live.
- CondoGenie received a 5.0 client rating from its founder, Rafal Dyrda.
