The primary objective was to build awareness in key target audiences, drive qualified lease inquiries, and generate sustained traction throughout the lease-up period — all while working within marketing budgets of $2,000–$4,000 per month.
As a brand new property, River Pointe entered the market without existing brand recognition or prior search demand. The challenges included: 1. Zero existing traffic or audience data 2. Tight monthly budgets 3. Competitive local market
We implemented a full-funnel digital strategy to build awareness, generate qualified leads, and accelerated lease-up.
Brand Development: Created a complete brand book defining River Pointe’s visual identity, messaging, and positioning across all channels. Landing Page & Lead Capture: Built a conversion-focused landing page that showcased community features and generated over 3,500 tracked leads from calls and forms. Ongoing Social Media: Maintained audience engagement through consistent, on-brand social content. Paid Media: Launched targeted Google Search, Display, and Remarketing campaigns alongside Meta ads to capture high-intent renters and expand reach. Email Marketing: Developed a nurturing email automation that guided prospects from interest to tour scheduling, achieving a 46.63% average open rate and 11.6% average click rate.
